Huayuan initiates coverage of Henderson Land with a Buy rating. The thesis: a recovering Hong Kong residential market restores development profitability, investment properties provide a stable earnings floor, and low-cost resources plus controlling-shareholder funding enhance certainty. FY2025 Hong Kong attributable contracted sales reached about HK$19.3bn (+71% YoY); leasing contributed about 55% of operating profit with core occupancy at 93%. Balance-sheet strength stands out—net gearing of 18.7%, weighted average debt tenor of 3.81 years, average funding cost of 3.41%, and about HK$80.6bn of unsecured affiliate loans with no fixed repayment schedule. Resources comprise about 11.2m sq ft of Hong Kong land bank (including roughly 2.2m sq ft GFA from urban redevelopment) plus 40.5m sq ft of farmland at about HK$235/sq ft average cost versus roughly HK$1,008/sq ft resumption compensation. The Henderson reached 95% occupancy; Central Yards phase 1 opens in 2027 with Jane Street as first major tenant. A deliberate 30% DPS cut to HK$1.26 mirrors the capex cycle rather than deteriorating fundamentals. Huayuan forecasts FY2026-28 net profit of HK$8.005bn/9.324bn/10.695bn (+41.6%/+16.5%/+14.7%), implying 16.44x/14.11x/12.30x P/E and 0.41x FY26E P/B. Risks: slower Hong Kong residential and commercial recovery; rising interest rates.
